Overall Responsibilities:

To identify, schedule, and implement preventive maintenance for all aspects of our properties meeting company standards for cleanliness, appearance, safety, and overall functionality. Use software to triage and either fix or schedule all maintenance requests and maintain high quality standards. Manage property maintenance programs, execute all aspects of the unit turns within budgets, ability to exercise teamwork, and hold external vendors accountable for quality standards. Qualifications:

  • High School Diploma or GED or related work experience.
  • Must have previous 3-5 years in related field & position.
  • Strong attention to detail.
  • Good interpersonal skills with the ability to communicate effectively, verbally, nonverbally, and writing.
  • Ability to work in a positive and cooperative manner with others.
  • Ability to pass a background check.
  • Ability to manage multiple tasks and identify priorities.
  • Intuitive problem solver focused on delivering results.
  • A valid driver's license, insurance and vehicle.
  • Ability to work on weekends and possibly on-call basis for emergencies.

Skills

Supervisory:

  • Manage the maintenance team, including organizing weekly schedules allowing for 7-day a week tenant maintenance needs, arrangement of unrestricted on-call hours, and prioritization of work assignments.
  • Ensure all work being performed is completed in a safe manner.
  • Establish and maintain preventative maintenance schedule outlining scope, timeline, and expenses within budgets.
  • Review tenant maintenance tasks daily ensure completion within 24 hours.
  • Monitor maintenance tasks to identify root cause concerns and implement solutions to reduce repeated tasks requests.
  • Reviews completion of all work performed ensuring standards compliance and ensure adequate follow-up.
  • Inspect all properties on a regular basis, perform or assign maintenance as needed to ensure upkeep of all buildings.
  • Effective time management skills to ensure timely completion of property tasks and prioritize accordingly to meet deadlines.
  • Identify and maintain relationships with third party vendors to achieve preferred results within budgets while meeting company standards.
  • Create Standards of Procedures and follow up to ensure company standards are being consistently met.

Unit/Building Maintenance:

  • Hands on approach with the ability to complete daily maintenance tasks and preventative maintenance schedules.
  • Ability to perform carpentry, sheetrock repair, painting, key code applications, HVAC, low voltage electrical (outlet, GFI, light fixtures), appliance troubleshooting, lock changes, door hanging, groundskeeping, basic plumbing (clogged toilets, simple drain, replace fixtures), maintain trash rooms, basic email/computer software.

Teamwork:

  • Great interpersonal skills that allow to work with others where assistance is needed, able to ask for assistance appropriately.
  • Web based Google applications (Microsoft Word, Excel, etc) & various apps preferred.
  • Previous experience in Yardi and/or Buildium preferred.
  • Ensure proper follow-up to completion for all maintenance requests.
  • Monitor inventory levels, ability to communicate inventory needs prior to being out of stock.
  • Ability to communicate all pertinent information to the Property Manager.

Outdoor Conditions: Ability to work outdoors in temperatures above 90 degrees or below 32 degrees Fahrenheit for short periods of time.

Language: Fluency in English verbally, non-verbally, and written.
