Responsibilities:
Assist in marketing available spaces, preparing property listings, and coordinating property tours for potential tenants.
Provide weekly market rate updates for all units via agreed upon comp set by building.
Provide weekly statistics from lead to lease.
Innovate/implement promotion and marketing strategies including online/offline advertisements, (virtual) open house activities and community succession activities.
Responsible for on-property marketing material.
Respond to tenant inquiries, conduct initial screenings, and schedule property showings.
Prepare lease documents, including lease agreements, addendums, and renewals, ensuring accuracy and adherence to company policies and legal requirements.
Handle new lease negotiations, coordinating with the Property Manager and tenants as needed.
Maintain lease files, ensuring all documentation is organized and up to date.
Manage Leasing Specialist through the leasing processes.
Build and maintain positive relationships with tenants, serving as a point of contact for their inquiries, concerns, requests, or renewals.
Assist in addressing tenant issues promptly and effectively, escalating complex matters to the Property Manager when necessary.
Coordinate move-in and move-out processes, ensuring smooth transitions for tenants.
Assist in resolving tenant disputes or conflicts, maintaining a high level of customer service and professionalism.
Ability to create lease-up activities for new building coming online beginning of Q1 2024 at 1510 Webster Street.
Outcomes to reach:
Prelease 32 units at 1510 Webster by Jan 31st 2024 (TCO expected end of Dec).
Identify 5 comps for each property, visit monthly & provide updates to the Director of Hospitality on research.
Update comp sheet/rent adjustment spreadsheet weekly and recommended pricing adjustments.
Lease 3400 Broadway to 100% by end of Q1 2024
Increase renewal rate to 75% starting January 2024 with target average increase of 8% on rent (target 10%).
Tours of 8 qualified and attended tours per building Monday through Friday and 12 qualified & attended tours per building on Saturday and Sunday.
Identify 4 key marketing channels for qualified leads.
Track productivity by channel on a weekly basis, share results with the Director of Hospitality and recommend which channel to focus to maximize property exposure.
Create a marketing campaign to the pre-lease of 1510 Webster St (as indicated above) by creating a strong brand identifying unique and creative offerings with emphasis on service.
Create a digital experience for the pre-opening of 1510 Webster St.
Ensure unit pricing updates are communicated to the team daily. Create and follow structure for approval on promotions/pricing changes.
Ensure a structure and communication process for scheduling tour availability from 9am to 8pm.
Create a structure and implement the ability to conduct virtual tours before 9am and after 8pm.
Responsible for training property management and leasing teams for consistency of brand identity and tour processes.
Hire and train a Leasing Specialist (as needed) with approval from the Director of Hospitality.
Create same day lead follow up producing trackable results from lead to lease, provide training opportunities in areas of low results within the process.

Qualifications:
4-6 years of multi-family leasing experience, with an understanding of property management and managing delinquencies.
Lease up & new construction experience preferred.
Good interpersonal skills with the ability to communicate effectively, verbally, nonverbally, and in writing.
A valid driver's license, insurance and vehicle.
Ability to work on weekends.
Skills:
Sales / Customer Service: Proficiency in excellent sales/customer service skills and interpersonal communication skills in order to effectively interact with residents, clients and other business contacts.
Ability to ensure timely execution of day-to-day responsibilities for the overall completion of tasks set by the Property Manager and Director of Hospitality.
Ability to prioritize and accurately perform multiple tasks concurrently, while still reaching deadlines.
Teamwork: Great interpersonal skills that allow for effective communication between all members of the organization.
Legal: Thorough knowledge of Landlord Tenant and Fair Housing Laws.
Skilled in Microsoft Word, Excel and Outlook or similar software such as GSuite.
Skilled in property management software - Yardi CRM IQ, Buildium preferred.
Ensure proper documentation of all correspondences with residents, prospective residents and business contacts.
Ability to enforce cost cutting measures when applicable.
Good understanding and implementation of Landlord Tenant and Fair Housing Laws.
Ability to understand and clearly communicate legal and lease documentation to all pertinent persons.
Ability to communicate all pertinent information to the Property Manager.
Outdoor Conditions: Ability to work outdoors in temperatures above 90 degrees or below 32 degrees Fahrenheit for short periods of time.
Physical Conditions: Long periods of sitting, walking, and ability to lift or move up to 25 pounds.
Language: Fluency in English verbally, non-verbally, and written.
